Application Minimum Requirements
We look at four areas on your application: credit score, rental history, income, and criminal background.
Credit Requirements:
Credit Score: 621+ (no cosigner)
Credit Score: 580-620 (cosigner or double deposit)
Credit Score 579 or below (both of the above)
Rental History Requirements:
We require two years of positive rental history, if you do not have rental history you will need a cosigner.
If you are a home owner you will need to provide payment history showing on time mortgage payments if we are unable to see this on your credit report.

If you have an eviction or negative rental reference you may not qualify.
Income Requirements:
Rent must not exceed 40% of your total combined gross income.
Criminal Background:
Felonies and some criminal charges may make you ineligible to apply. We do not rent to individuals that must register as a sex offender.
